A matter of time

Could you please help me with the following sentence?
It s a matter of time before something happens
It s a matter of time until something happens
Before is ok, but I can t think of a rule to explain students why until is wrong... Can you help me, how would you explain it?
Thanks

There is a difference between until and before, but your sentences don t give a clear example.

While talking about a very dilapidated building I can say:

It will only be a matter of time before that building falls down.= Time will pass (Event 1) then the building will fall down.(Event 2) (Note future tense)
or
It s only a matter of time until that building falls down. = Time is passing continuously up to the time when the building falls down.

I hope this helps. Others may have a better explanation.
